Check In/Out
The inventory & check-in is an important document because it will be used when the tenant vacates the property to create a check out report. A check out can only be as good as the inventory and / or check-in that was supplied at the start of the tenancy. Both documents should be used at the end of the tenancy to establish any areas to address (for the landlord) and ascertain any possible deductions from the deposit. If there is a dispute at the end of the tenancy and this is passed to arbitration, the reports should also be used as supporting evidence in order for the disputed to be assessed and decided upon.
Mid Term Inspections
Mid Term Inspections record condition and cleanliness at time of visit. Also records any visible maintenance required and potential issues that may arise / need to be monitored. For Councils or busy Landlord’s managing their own properties, arranging for an independent clerk to carry out a mid term inspection can not only give you peace of mind to have a record of how the property is being kept but can also save you money by identifying any visible potential maintenance issues.
The Inventory & Check-in Service
The inventory is a comprehensive description of the fabric of the building and includes doors, ceilings, walls, flooring, woodwork, windows, light fittings, heating etc.
It will also include any fittings in the property such as white goods, furniture and gardens, detailing the condition, any defects and the level of cleanliness described clearly, (in laymans terms). The addition of pictures further supports the report .
Landlords who compile their own inventories, check in’s and check out’s run the risk of jeopardising their ability to successfully claim for any damages or dilapidations from the deposit. In the event that a tenant disputes suggested deductions from the deposit and the case is passed to scheme arbitration, a inventory, check in or check out compiled by the landlord may be considered as biased and can in turn, have a negative effect on the outcome of the dispute.

Basic prices are for unfurnished properties include recording of fixtures and fittings and white goods only. Furnished properties are expected to consist of basic furniture, for example a one bedroom property would
expect to have; a bed, wardrobe, sofa and / or table & chairs. For heavily furnished or antique furniture please discuss with clerk at time of booking.

we will not tamper with occupant belongings to inspect (for example will not lift bedding to inspect mattress).

Landlords and tenants have seven days to contact us with any request for changes they wish to be made.
